We were overwhelmed with the fantastic hospitality of Kathy and Randy. We found new friends and our paths crossed acquaintances that were unplanned. We loved the inn and highly recommend it for anyone staying in the area. Thank you for an awesome experience.

We were lucky to have one wonderful night in the 3rd floor suite– beautiful, clean and friendly accommodations made this feel like home away from home! Kathy was an amazing hostess with super dinner advice, fabulous running route guidance, and top notch breakfast fixin’s– homemade blueberry pancakes, bacon, and fresh fruit smoothies made to order! We were at home exploring the lovely house and yard and surfing the strong wifi!
We would have loved to stay longer. A great great value!

This is my fourth time staying at the B and B and I LOVE it! My family comes every thanksgiving week and it just feels like such a luxury. The rooms are so comfortable and the common spaces are lovely. The owners, Kathy and Randy are incredibly sweet and take our whole family’s dietary restrictions into account. They have really thought out every detail to make it as comfortable as possible. It really feels like coming home every time we come! (Except better from home, because someone else does the cooking!)

We stayed in the 3rd floor suite for 2 nights while in town for a wedding. It was quite a treat to stay there – much nicer than a hotel, and more reasonably priced. There were lots of beautiful common areas to relax (living room, sun room, shaded patio, out in the garden…). The house and rooms are very nicely done (and clean). Kathy and Randy were very welcoming, and had great recommendations for lunch, a place to jog, and a great art gallery. Next time we’re in town, I’m going for the king w/​jacuzzi tub! Not online yet, but worth calling to check out!

This place is an oasis of charming in the middle of a city and college town. We stayed several nights and literally felt like family by the end of our stay. The owner Kathy cooks like your mom literally catering to your tastes and needs. We were amazed that she took the time to wait on us not just during meal times but putting out fresh cookies and bringing us tea. The couple running this place truly is living their dream and it shows. We loooooved it.

3 generations of our family stayed for 4 nights and all had wonderful experiences at Hambleton House Bed and Breakfast. The rooms were all beautiful and super clean, plus there were common space areas to meet and relax in and visit. Breakfasts were delicious, no one wanted to leave the table. If you are lucky, Kathy might bake you a Strata!

A home base that offers top-​notch comfort, cuisine and style. Breakfast — pumpkin pancakes, fruit smoothies, or huevos rancheros — is worth a special trip all by itself. The tranquility and luxury of each bedroom turns an overnight into a mini-​vacation. The best part is Kathy the innkeeper. Detail oriented and always cheerful, she made us feel very much at home.
