Audrey and her team were awesome! We went with Audrey’s team because we were unable to get loans from the big banks due to litigation in the community that we were buying in. Even with that complication, Audrey’s team made sure that the whole process went as smoothly as possible. Communication was great, as emails and phone calls were answered very quickly. Even when we didn’t call or email, they would call us every Tuesday with an update regardless of whether anything had changed since we last spoke.

I was referred to Audrey by a realtor in late May for financing the purchase of a home. I would be using the proceeds from the sale of my current home for the purchase, a sizeable chunk at that (40−50% down for the price range I was looking at). Audrey and her assistant Jennifer promised obtaining a pre-​approval for me, although they would need to determine whether I’d qualify for a conventional or an FHA (because loan modifications are treated as «short sales»??? WTF). Fast forward a couple of weeks later, and several email exchanges, they still didn’t have an answer and after I told them I chose another realtor, the response time went to dead. After that, no responses. By the end of June, Jennifer scheduled me to speak with Audrey on her calendar, and she flaked. I was pretty peeved after this, as I am no stranger to discrimination and this clearly smelled like it. Chase gave me a PAL within one day, Quicken within a day also. I suppose they were waiting for the microfiche of my credit report from when I was an infant! When I finally got her attention (by mentioning that I’d file a complaint for mortgage discrimination), she handed the most sorriest excuse –waiting to hear back, otherwise she wouldn’t be doing her job– oh please, who are you kidding? If I lived in Monte Sereno or Los Gatos, my melanin several orders of magnitude lighter, and a less ethnic-​sounding name, my outcome would certainly be much more rosier. Get real, homegirl.
Avoid Audrey and her team!

I recently purchased a new home and Audrey/​Shila & team were the best mortgage partners I have ever worked with. Extremely responsive, worked tirelessly to get me the best rates. I would highly recommend this team and will absolutely use them again.

I was a listing agent in a transaction and the buyer had send me an approval letter from Mason and McDuffie. On the Eleventh hour after we had received short sale approval and we had a week left to close the deal, the loan officer calls us and says there is an issue and we can’t do the deal. When I asked to try to get an exception he said no one will do this deal.
I was able to get a one week extension for the short sale and we had 12 business day to close the deal. The buyer went to her original loan officer Audrey Hutton from prospect mortgage. She went with the other company because they promised her money back for closing cost and all sorts of other lies.
I was pissed off and had no trust with the buyers agent and anyone else that was going to be involved. I called Audrey and told her to send the file to my own loan guy just in case she was not going to be able to do it. she never argued and did what I had asked.
Let me tell you why I myself will use Audrey Hutton as my primary loan officer… she is very very very honest, she has integrity and on top of that she is way advanced in what she does. This lady closed a transaction in 10 days, with the same FHA program that other lenders pronounced as a dead deal. She never over promised anything to me and always maintained a professional manner about her no matter how rude I would get with her. She had no fault at anything but she baby sat both Realtors the buyer and was able to pull amazing exceptions and got the deal closed on time.
I later went back and was reviewing her fees compared to the other lender she was one-​third (¹⁄₃). She is no doubt top 1% in the bay area in terms of knowing her product and service.
Final note, in the loan and real estate business it’s not the name of the company you are working with, it’s all about the agent or loan officer. Successful experience matters in these complicated times. As for the other company I Unilocaled them and I noticed that they are famous for over promising and dropping the ball on the last minute.
