The Gilmartin Group is truly best in class. If you are selling or buying a home in Burlingame or Hillsborough, I highly recommend this company. We sold our home in Burlingame in hopes of finding a bigger home for our expanding family. The Gilmartins are truly marketing pros and do so much for you. The marketing collateral and advertising were absolutely perfect. The house sold to a very happy and great buyer.
We decided to rent for a while to see if the market would come down. We started to worry because the market was continuing to go up and up and we felt we may be priced out. Then… the Gilmartin Group came through and found my family an incredible home in Hillsborough at a very good price (not much more than what they sold our Burlingame home for).
We will definitely use the Gilmartin Group again.

My experience with everyone at the Gilmartin group was very successful and positive. Mr. Dreux Hanson represented me as my realtor for the sale of my condo in San Mateo and Dreux was also my realtor for the purchase of our home in SSF. Mr. Tim Gilmartin supervised to ensure success at every step of the sale and purchase transactions. The attitude and communication with Tim, Dreux, and everyone in the Gilmartin office was always consistent and upbeat. My instincts to allow Tim and Dreux handle everything worked out great. Essentially, I gave them my goals and they made it happen.
In retrospect, I highly recommend the Gilmartin group because of their honesty, communication, and hard work.

I dislike having to write this type of review but I feel like it is necessary. My husband and I recently moved to the area from New York. We worked with our agent, who connected with Katie from the Gilmartin group. Katie’s client was renting a property in San Bruno and we were interested in it. We filled out an application, paid the fee for the credit check and were chosen to be tenants. The owner pushed the move in ready date from July to August. We were arriving for a new job in mid-​June but were willing to wait and take on the extra cost of temp housing to keep the place. We found it very difficult to find a good rental that allows dogs so we felt it was best. We signed the contract, paid two deposits (one for the place and one for our dog) and their owner cashed it in end of May despite us not moving in until August. There was one contingency that the owner needed to qualify for a loan with her fiancé to move into a new house. We were told in writing in June that they did indeed qualify for the loan and so we were relieved to hear. 4 weeks later, we were told that the owner no longer was going to be moving out because her fiancé’s renters fell through. But according to our contract that was not part of our deal; only their loan. We had arranged temporary housing, storage of our furniture, and given our funds for security. Not only did we receive limited information as to why the owner was breaking the contract, we were not provided any formal contract break, no evidence of why, and no formal apology from the Gilmartins group or the owners. Its been several days now since Katie told us she would provide information and has not. We feel like they did not take us seriously and we experienced a great deal of stress. New to Google and AIG in the area, we will not recommend this group to others nor will we seek their help when we decide to buy. Clear, honest, information along with sincere empathy goes a long way especially since there is so much involved when people are moving to a new place and have no security. We have lived with only what fit in our car waiting for this property for almost 2 months and left feeling completely disregarded. My husband and I have reached out several times to Katie for an explanation and her lack of response, urgency, and information shows us how she manages her clients and prospective clients. This is very disappointing as we thought throughout this process we had been so cooperative and flexible to make this work out. We spent the entire weekend searching for a new place to live in desperation and doubt any justice will take place, but again a professional explanation and apology would have really been appreciated.

We met Dan Gilmartin in 2014 when interviewing prospective Realtors to represent us the sale of a home in Burlingame. Dan listened to us carefully, and objectively presented us with the pros and cons of 1) renting out the house, 2) selling «as is», and 3) remodeling prior to a sale. Dan was careful not influence us in any particular direction, but when asked specifically what HE would do, he did not hesitate to provide his recommendation to remodel.
We decided to follow Dan’s recommendation, agreed on a budget, and gratefully accepted Dan’s offer to oversee the remodel. Dan introduced us to several professionals (contractor, landscaper, concrete company, interior designer, floor refinishers, etc.), and over the course of the next five months, led this team to the completion and sale of the home.

At the outset of the project Dan predicted a sale price that seemed optimistic to us, but eleven days after an open house we had seven offers and sold for 14% more than our asking price.
We are fortunate to have met and worked with Dan Gilmartin and would recommend him to anyone who is looking to buy or sell a home on the Peninsula.

Ali helped us with purchasing our first home. She was FANTASTIC! Ali was a great listener and spent many days with us showing us countless places without hesitation. Our first meeting with her, we told her what we were interested in, must haves, etc. The next meeting we set up was out looking at places and she really took the time to pay attention to what we had told her and applying it so we weren’t just looking at random places. She was always on top of it, always scoping out new listings to see if they would work for us. Ali made it a very personable experience and was always looking out for our best interests, making sure that we were happy with our final decision.

It is nice to have a team working with you when juggling the stress of signing one’s soul away via loan papers and making the biggest financial decision of a lifetime. This is the primary reason why my wife and I have worked with the Gilmartin Group now in three different transactions over the last five years.
The first transaction of purchasing a place was a new experience and all the shows on HGTV could not prepare anyone for the various paperwork and complexities of a property purchase. Luckily we had Bill, Maureen and the rest of the gang, when needed, to work with us. With a tight budget, little inventory and a lackluster imagination for renovation, we had a difficult time finding the right place for weeks which turned to months… yet weekend after weekend Maureen was more than happy to walk us through a new open house /​condo and through those meetings she quickly and effectively began understanding our wants and needs moreso than we even knew our own. Finally, we found the right place (after five months of searching) and we were sure we found our home for decades… the willingness to be there gave us an everlasting impression and my wife and I promised that the next real estate transaction years and years down the road (we thought) would be with the Gilmartin Group. The two bedroom condo was just perfect for us. The turn-​key condo and ease of the transaction made it certain we found the right place, at a price less than listed, guided and negotiated by the Gilmartin team.
Life quickly changed and the two bedroom castle we would own for years became a little too… well little. The addition of two babies had us pondering if we needed to get a bigger pad. We debated for months… do we stay or do we go… to leave or not to leave. All the anxiety started again, it was a different market now and the thoughts were never ending… if we sell in a high market that also means we have to buy in a high market… maybe we can take some of the profit from the sale and rent a nice place… maybe we should move to a state that doesn’t have such a booming real estate market… maybe we should move to Canada… lots of maybes… but the best decision after weighing all options was to sell and sell is what we did. Finally, the decision was set and it was time.
We called the Gilmartin Group and hit the ground running. Moving trucks took our stuff, stagers did their thing and transformed our now listed condo into one that we wanted to buy (but we still owned so that wouldn’t work), it was beautiful and yet sad to be leaving the area and neighbors we grew close with.
Just one month earlier, the same unit model, a couple of doors away sold and, as such, we had an expectation of the market value. Well, we were wrong… in a good way. The Gilmartin’s connections with other agents around the area brought in serious offers just an hour after the first open house and the offer we accepted was 6% higher than that sale of the similar unit. Six percent may not seem like a whole lot, but in a real estate transaction in the Bay Area, use your imagination… or just understand that it felt like we hit gold.
We were overjoyed with the unexpected and favorable sales price. With that said, the Gilmartin’s further impressed us by making sure we got the most out of the transaction by leaving no stone unturned. The escrow was pushed back a week at the buyer’s request. This meant we (the seller) would be liable for the loan interest and taxes for that extra week, but that wasn’t the case. Bill Gilmartin called me and asked. what do you pay for interest, hoa fees, this, that and calculated the amount we would have to pay due to the pushing back the escrow date and the additional fees were later refunded to us by the buyer. The attention to detail impressed me. This may or may not be what happens in every similar case, but it was good to know that they cared about my money as much as I did.
Once we sold, it was time to roam the market to buy. Higher real estate prices this time was the only difference… we still were picky and, as always, Maureen was again there for us. We found a place in a month. This time, the loan process seemed harder due to all the new regulations but the stress caused by the mortgage brokers was eliminated through the experience, guidance and teamwork of the Gilmartin Group. We had several delays including a rejected loan, which due to the Gilmartin’s poise, did not negatively impact the process. In addition, if a document needed to be signed immediately and Maureen happened to be away from her computer, Ali (another team member of the Gilmartin Group) stepped in seamlessly, providing guidance in a time sensitive environment. She would make sure the right documents were signed and once the loan was finally approved, we were ready, set and good to go.
Now. we are in a home that we love and couldn’t be happier. Our happiness is a correlated result of the Gilmartin Group.

I have been involved in several home purchases and sales facilitated by the Gilmartins and have worked extensively with Bill, Maureen, Tim, Dan and Aly. A few months ago, the Gilmartins sold my home and helped me find a new home. In addition to a hugely successful sale (of a home that they also helped me acquire in 2004), with their advice, was able to buy a new home and time the market perfectly.
Due to their great marketing and networking efforts, my home was sold in 4 days with only one open house and multiple offers. The sale of the home wasn’t a cakewalk — it was the highest priced transaction in the area in quite some time. The Gilmartin’s priced the house right and achieved my goals. They nailed it.
The new home transaction was difficult as a result of the selling realtor’s approach. But Maureen was able to negotiate successfully on my behalf in what must have been a tough environment. Also, advice that Bill and Tim provided in a few past instances was incredible and wasn’t provided by other realtors to whom I asked similar questions. We are beginning a remodel of our home and are lucky to have an opportunity that wouldn’t have existed without the Gilmartins.
I can’t say enough good things about the Gilmartins. Was surprised to read the one bad review of the Gilmartins, until I looked at the poster’s image and realized it was his company’s logo — a competitive realtor…

Anybody who complains about a short sale falling through obviously has no conception of the complexity of the deal. Watch out! Was involved in a short sale transactions with Bill Gilmartin for 9 months. It was a lot of work since the seller had two mortgages. Everytime I spoke with him, he complained about the fact that he was not making very much comission on the deal. For example his commission is normally what the purchase price was on this deal. (100K) I had my loan approved and even paid for an appraisal and was told we should close the deal in about two weeks. All of a sudden I was contacted by Bill to tell me the property was being sold at auction that day. Since he was listing agent and representing both the buy and seller you’d think he would know that the trustee had filed a foreclosure. I was told by the auction company they had postponed the forclosure for two months already. As a real estate agent you should know what’s going on with your listing. He told me he had know idea that the trustee had filed-​what a sad excuse. There are reports you can sign up to get for trustee filings. Now I will have to pay about 20K for the same property since we had waited nine months. Stay away from this company.

I have been involved in several transactions with the Gilmartin’s. There are no brokers with more experience and professionalism, period.

Be aware. 2 cent operation. Can document full details. Had a deal. Verbally committed to a deal. Told me he had the contract signed. Avoided me and then back-​stabbed. Funny thing was that he bad-​mouthed his own client.
Didn’t work to get a better offer. Told me he was sick of this listing and just wanted to get rid of it. Then he had me meet the seller face-​to-​face and handshake on a deal that he fell through on. And he was the seller.
Bill couldn’t even scan in a property inspection report. AVOID! Many reputable firms in the area. Don’t use this one.
