We worked with Joyce Frank when purchasing our first home. Joyce was awesome and helped us through every step. Even from the beginning, she was the one who recommended a bank that would help us secure a loan (we bought our house at age 20 with little credit history, which made things tricky). She spent endless weekends with us looking at houses over an hour away and always offered great insight. When we went under contract with a foreclosure that had an obvious mold problem (the house sat empty for over a year and rain water from a roof issue caused mold to grow in the foyer), she took on the responsibility of finding a contractor to make the repairs (the seller’s bank agreed to pay for the repairs), found a company to do mold remediation, and recommended a very thorough home inspector. When the village refused to turn the water on because of a $ 1,000 water bill the previous owner didn’t pay, she solved that issue as well. We had an FHA Loan, which has a lot more rules and stipulations than a conventional loan, but Joyce handled everything very well. It’s obvious Joyce has been a realtor for a long time. Our closing went smoothly and Coldwell works jointly with Burnet Title, who made sure everything went smoothly. We didn’t have to do anything but sign the paperwork.
When we decided to sell our home a mere 2.5 years after purchasing due to a new job and lengthy commute, we knew Joyce would be our first choice. From the beginning, Joyce was helpful on deciding a price and presented many comparable homes that were currently for sale and recently sold. Coldwell did really well when it came to showings. When an agent wanted to show our home, we received an email and shortly after someone from Coldwell would call and confirm the appointment.
It took us four months to get an offer (which felt like forever but is pretty darn good in this economy and the rural location of our home). When we got the offer we were in San Francisco and Joyce did a great job of negotiating our offer through our correspondence of phone calls and emails. She made the arrangements for the required inspections for us, and her estimated closing costs were spot-​on. Burnet Title again did an awesome job and closing went smoothly. All we had to do was sign a bunch of paperwork, and they did all the work. They were great about explaining all the costs and were very thorough.
