There are so many reasons why On The Hill Property deserves a 1 star rating, and even more reasons why they deserve a 0 star rating. The apartment we rented is not the nicest place to begin with, and we understood that going in, but we did not foresee how unwilling they would be to help us with issues around the house. Every maintenance problem was meet with snarky remarks questioning our intelligence. When asked why the windows would not stay up with out a brace we were told that it is a normal manufacturing problem that happens and there was nothing they could do about it, might i add that the windows did not have screens them and you instead had to put in a screen yourself. Another house issue was the numerous holes or cracks in the walls/ceilings, one of which let in a draft during the winter which made for a very unpleasant winter. When we brought these structural issues to Leslie’s attention she said they were merely«cosmetic». Along with the countless issues with the house, working with Leslie was the biggest pain. For someone who works for a management company she was awfully hard to get a hold of. Countless times when we tried to reach her both via text and phone calls we were denied and did not get our messages returned until days later, not very professional if you ask me. The icing on the cake came when we realized that the general electricity such as hallway lights and basement electric outlets was hooked up to our floor, which meant that we were paying the landlords electricity tab and when the winter came and the floor’s below us pipes froze and a space heater was brought in we were paying to run that too. When we brought this to Leslie’s attention she seemed dumbfounded but there is no way they did not know this was the case. From there, since Leslie is not a big fan of returning phone calls in a timely manor, we are still waiting for compensation. Over all i would highly recommend anyone thinking of doing business with On The Hill Property run the opposite way and save yourself the monetary and physical discomfort.

We rented a two bedroom unit from On The Hill Property Management through a local real estate agent that works with them. The agent told us that«this was the only apartment I would have to see». I was coming back to Johnson & Wales to work on my graduate studies. Having spent time in Providence before and having seen all the cr*p properties that are out there, I figured that I could simply chalk this up to fast talking real estate agents trying to lease a property. I was wrong. When we walked into the unit, my mouth dropped. There were brand new appliances, hardwood floors, two bedrooms and a brand new bathrooms with Jacuzzi jets. From the first day that we met the duo of property managers for my building, Rich & Leslie they were polite and courteous. Any issues that we had with the lease really didnt matter too much because this is a college town and so much seems to be slanted towards dealing with frat house parties lol. Since we aren’t into hard partying, I didnt think it would be a problem and it wasnt… lol We agreed on a fair price for the area. We signed a 2 year lease in return for a reasonable discount. The property management company was always quick with a response anytime that we had an issue with the apartment, mostly via text messages. There were very few issues with the apartment in the first place as it had been taken care of and was relatively new. When the occasional issue arose, the property managers were on top of it within the day and had maintenance people fixing the issue within 24 hours. We felt that the property managers of On The Hill were understanding and fair. 9 months into the lease I had to transfer to Denver, CO. The staff at On The Hill worked with me to make sure that I could vacate the apartment as soon as possible(just after the middle of the month) As a renter, under RI law we would have been liable for all rent through the end of the lease, so I was so happy when they were willing to work with me. We both worked diligently to help find a replacement. It all happened so quickly and on my last day we were happy to make sure to have professional cleaners get the apartment ready for prospective new renters. Neither of us smoked in the unit and we did not put a bunch of holes in the walls, so the rest was pretty easy — just mostly cleaning! We both received 100% of the security deposit back, no questions asked. On my side, we took care of the property, we paid rent on time, and left the apartment in better condition than when we got it. Being a bit of a slob(I’m a grad student and working a zillion hours — no time for cleaning!) I was happy to pay to get it professionally cleaned and wanted to make things as easy as possible for them to rent the place to new people quickly. My dealings with On The Hill made me feel that their staff were fair and the property managers take pride in the buildings and in the rental units. Anyone would be lucky to have them as a landlord. In a city where so many take so much and return so little, this company was an anomaly. I would not only recommend them as a landlord, I would even let my mother and grandmother rent from them if the situation arose. I can’t say enough nice things to do them justice, and in particular Rich, Leslie, Rachel, Jason, and Dave — who I came into contact with over the course of my time in Providence. For an example, one day when a taxi was supposed to take me to the airport and still hadn’t shown up, Leslie saw me sitting outside waiting with luggage and could see I was getting pretty distraught. She asked what was going on, and quickly grabbed my bags up, cancelled her appointment and got me to my plane in time. That’s service!
