We visited literally every apartment complex area within the Papillion-La Vista area because we wanted our children to stay in the Papillion-La Vista school district. we were shocked to learn The Pavilion is actually on the boundary between the Bellevue school district and Papillion-La Vista. We chose The Pavilion due largely to its open concept layout, amenities, location, and safety for our children. The rent is slightly higher, but worth it considering the conveniences of nearby grocery stores, restaurants, entertainment, and highway access. The grounds and club house are kept very nicely. There are pets allowed and I have a small dog of my own, but you wouldn’t know it because the walls are well insulated! Major plus! The leasing agents are kind, accommodating and friendly — answering all our questions and requests promptly. There are four floors so having an elevator on either side of the building is great. Hallways are carpeted, clean and very well lit. Cabinets are real wood, washing machine and dryer are large and efficient, sliding door and windows bring in a lot of light, and matching black appliances make the kitchen homey. A new dog park was built on the grounds and brand new luxury units are under construction next door. I’m really particular about where I live especially for the safety of my children. There is a Bellevue police officer who loves on premises. From what I’ve seen, there are a large amount of military personnel and older folk who live here. We were so happy with the community that we signed a longer lease.

I lived here for two years. Because its a smaller complex than some others around, I think that’s what makes the management great at what they do. Whenever I’ve had a service request it’s always been done either the same day I called or the next. I usually call with more than one thing too– and I love that they do it all at once. It’s only been minor things– lightbulb changes, garbage disposal stuck, and fixing a shelf. They also shampoo the carpet once every other year for free, and give plenty of notice when they are doing this type of thing/other little mass maintenance things. The pool area is nice as are the locker rooms, and I really really like the gym. It has 2 elipticals, two treadmills, a stationary bike, yoga balls, free weights, bench press, and a full body weight machine. There’s also two nice flat screen tv’s too, a water fountain and plenty of space for flor work. I like that their office hours fit working people’s schedules 0900 – 1800, and they are very quick to return calls. Onto the apartments themselves: the floor plans are open and every type has at least one bedroom with a walk in closet. They already have a FULL washer and dryer and have a shelf above(perfect for storage). The bathrooms are clean, but nothing exceptional unless you’re in a 2 bedroom/2 bath place as one tub is a big jacuzzi tub. The front closet in every floor plan is nice and big– seriously deep and I’ve been able to fit a lot of crap in there! The storage area on the porch/balcony is pretty nice too, big enough to store some decorations or a small BBQ. You’re also allowed to paint no problem, you just have to paint it back when you leave. The walls aren’t sound proof, but the only ones I’ve found in the Omaha area that are, are out west/downtown/and usually townhomes. I haven’t had too many issues with sound, and after the first year the front office realized I’m a quite person so all my newer neighbors the second year were older couples. I like that the location is right next to Omahas system of walking/biking trails– bonus if you love the outdoors or like to be safe when walking your dog and not have to worry about traffic. The grounds themselves are nice, they have plenty of doggie poo bags/trash cans for residents with dogs. My only issue is the dumpsters are always full except on trash day itself, over flowing full, and I wish they would invest in putting in just 1 – 2 more dumpsters as there is only one per complex now. Not a big deal, unless your apt is looking right at it– mine wasn’t but still unpleasant to try and fit your trash in when it’s overflowing 90% of the time.
