I lived here for about 7 years, having moved out in December of 2014. I lived in a 3 bedroom apartment and it was so spacious. I always received compliments on how big and spacious it was. It seemed more like condo living than apartment living. The management company is constantly renovating and doing upgrades. I had a great relationship with the manager, Jennifer. She was always helpful. The only reason I moved is because I purchased a home, if not I would still be living there.

The manager woman is a total bitch. Nobody likes her. She is very rude and condescending. Nobody wants to live there because of her. I have seen her fight and argue with neighbors, people walking their dogs, people off the street, and when something is stolen from your car while it is parked in their parking lot (which happens A LOT), she doesn’t care one bit nor does she help in any way. Roybal needs to get rid of her asap. She is horrible.

I am in the process of moving. Went to view a property and Jennifer showed me the unit. Everything went well until Jennifer never returned my calls. She said she needed to check with her boss if they would allow bank statements from my business. I was more than qualified but like anyone else looking after my best interest and I wanted to be able to get the 600 deposit back if my credit required a larger deposit. I am a great tenant. Very disappointing to be dealing with someone who does not return my calls with a yes or no answer.

Cheap rent, nice apartments but dangerous neighborhood and people living in the complex. Cars getting opened all the time, Cars stolen from the apartments parking spaces, even laundry machines broken to get the cash inside of them… The Manager Jennifer is very helpful but she is limited to what the owner lets her do. What you pay is what you get.

PLEASE READ: THESE ARE HORRIBLE FOR THE MONEY YOU PAY. These apartments are over priced because I paid for a three bedroom apartment but we could not use the two showers at one time. Then the first bathroom had brown water running from it. Also, the manager Jennifer could never be found. WARNING, DO NOT STAY HERE. Once you sign the contract you are trapped. It took them over three months for them to fix some issues with my apartment. If you talk to other tenants they will tell you the same. Not everyone agrees with these tenants that wrote above. RUN, don’t walk away from these.

I’ve been here about 6 months now and I really like it. The manager, Jennifer, is really helpful. The units are very unique and the price is awesome! The parking is also a plus and very convenient. Which makes your life a lot easier when carrying groceries.
UPDATE: Moved out in July 2014 since I bought a home. The process was smooth and I got most of my deposit back. They were very fair and even let me stay a bit longer than I expected until I closed escrow on my property.

This is the best APT I have ever lived. The single floor property is so unique that you can not find a similar one elsewhere. The community is very nice with lots of trees and flowers. Everytime when I walk on the footpath in front of my apt, I feel the environment is so beautiful! The community is also very quiet and safe, with lots of long-​term tenants. Like the other reviewer said he has lived here for 15 years. I wish I could liver here for that long, but now I have to move to NOCAL for a new job position. This area is also very convenient. Very close to mexican supermarket SUPERIOR, WALMART, TARGET. In addition, the rent of this property is very cheap, around $ 1220 for 2b/1.5b and $ 1430 for 3b/​2b. I really appreciate that the owner set such low prices for tenants. There are lots of much worse properties around this area with much higher rent like more than $ 1500/​month. Although you pay a cheap rent, the room space you get is very large, 900‑1000 sqft and the floor plan is very nice!
ps: I went to NOCAL to look for apt last weekend. It was so sad that I didn’t find a nice property like the one in Roybal Properties and those ugly apts is at least $ 1600/​month + water/​garbage/​other utilities. :(

Nice quiet apartments. Been living here for over 15 years now. Big safe gated apartment community. Large community pool right in the middle. Recently renovated front office. Pretty cheap monthly rent.
