The shower water pressure was like water running through a sieve. The wall around the shower was cracked and had paint peeling off the wall. There was a huge spot that had been plastered around the shower pipe that had not been painted at all. There are no closets. The staff and owner are nice. The air conditioners in the rooms were anemic. Overall, the place needs some serious upgrading. The location is great, but the price of these rooms is outrageously high for the condition of the property. For three nights in a two room suite it was close to $ 1,000.

3.5 stars. The Guest«inn-formation» was hilarious. The B&B is a very pretty Victorian style home that the owner obviously takes a lot of pride in maintaining and restoring and it is literally 3 blocks from the ocean. The off season prices were ridiculously cheap. I stayed in Room7 which was comfortably sized and had a really nice sky light. My complaints are(1) the shower stall is ridiculously small; I couldn’t shave my legs in the shower because there wasn’t enough room and(2) I prefer a much firmer bed. My generally feeling is how much time do you spend in the room? It was just fine, but next time Id ask for a room with a firm bed and splurge on a room with a bathtub. I didn’t have breakfast either day because I had early departure times but the innkeeper made sure to have coffee available for me and it was goooooood coffee(which was great because there was no place to get coffee in town).

This is my second stay at the Avon Manor and it’s just as wonderful as the first. A quaint and charming little B&B located just a block from the beach. Jason, the manager is welcoming and friendly, always helping out with any detail. Rooms are cozy and clean and include a bike for each person along with a beach badge, chair and towel if needed. Gorgeous porch with ample amount of rocking chairs, tables, and a hammock. Also on chilly nights guests may light the fireplace in the living room or outdoors on the deck. Wifi, cable tv, plenty of coffee and tea available and breakfast at a nominal fee. I will definitely return every summer and perhaps even again this fall.

Worst Inn or B&B I have ever seen. We checked it out as they are a part of a barter group we belong to. The place should have been updated 30 years ago & the owner is just milking it as it is close to the beach. We checked out the cottage in the back and when we opened the front door we were assaulted by an unbelievablely horrible odor. It must be mold among other odors and we could’nt get past the first room. BTW there was a 3 inch bug in the bathtub. You couldn’t pay me enough to stay in this place for one night

I would recommend The Avon Manor Inn to anyone who is looking for a place that is clean, close to beach and restaurants. If you bring some supplies with you, you never have to get in your car. Jason was fabulous and granted every thing we wished for! Cleanliness and service are the two things I look for when I pay to stay somewhere and the Avon Manor hit a home run. Beach badges included which is a big plus. Thank you Jason for making our girls weekend even more special!

Never again use their online booking. Booked Manor suit for July 3 to the 5th using the online booking. Never received the email confirmation, called back the next day to find out someone else booked the same room from 3 rd to the 6th.

First bed and breakfast that I have ever stayed in, and I absolutely loved it! I am not typically a fan of old, victorian furnishings, but it added to the unique charm of the place. Aside from the clean, well kept rooms, was the great«Innkeeper» and his humor that was sprinkled throughout the place. In the«Innformation» guide, Jason, used his wit to lead guests to attractions throughout the area, and to give them general information on how to stay at his B&B, since things are slightly different than when at a hotel. My favorite part was breakfast on the veranda. Jason makes every dish himself and the menu changes every morning, with a few staples for the less adventurous. I had the cheddar and sundried tomato omelet, which was phenomenal. Such a generous portion for 10 dollars! Oh! BTW — when you book, pay the extra $ 20 for two breakfasts, it is totally worth it. The fresh squeezed orange juice, toast, creamy butter, walnut pancakes that my man had, were all just delicious. Also with our reservation, we got beach badges for the day! Avon by the Sea’s beach pass for one day is a bit pricey, so I am glad we opted for it when we reserved. I cannot wait to go back!

Wife and I stayed here for a night over the Labor day weekend. It is 1 block from the beach and is a nice place to say. The owners leave the guests alone, not like some BNB’s. You can relax on the porch, under the stars, they have a putting green and a little koi pond in the back. Breakfast on the porch is a nice touch. At night you get to hear the boat horns off the sea… very relaxing. 2 restaurants near by, one very touristy, and the other one the food is great. The beach at Avon is very nice, and at night you can take a bike ride along the boardwalk as the Inn has bikes you can borrow and even free beach passes, towels and chairs!
