I just moved out of Villa Nueces after living here for 3 years, and I already feel the need to pay homage to my apartment. As this review will show, it was the best 3 years of my life. From apartment #312 to the real 3−1−2(Hello Chicago!), Villas Nueces will always have a special place in my heart. I lived here from August 2010-August 2013 during my last 3 years as a student at UT and it was a great experience. I would definitely recommend it to any UT student, especially in lieu of more popular apartments in West Campus, such as 21 Rio, Quarters Nueces/Sterling/etc. or The Block. I also apologize in advance for this novel I wrote, but I tried to make it easier to read with the subheadings. ABOUT Villa Nueces is located in the heart of West Campus at 22nd and Nueces, across from the newly-built The Callaway House. As a business student, I didn’t want to live that far into West Campus(aka Pearl or Leon), as I wanted to minimize my walk to the business school. It literally took me about 8 minutes door-to-door from my apartment to the business school(only 6 minutes if I woke up late for class and had to hustle). I’m pretty sure they only lease out to students(non-students should not want to live in West Campus anyway) and there are only about 19 or 20 units. If you’re actually interested in living here, you should begin the pre-leasing or leasing process in early October, as many of the units are already leased out by November for the following year. UNITS They offer various sized apartments depending on the number of bedrooms and bathrooms you are looking for. My apartment personally was a 3 bedroom-2 bathroom, but the building also leases 2−2s and 4−3s. Many of the rooms are large enough to share if you’re looking to do that. APARMENT/COST The apartment is incredibly spacious! Both the living room and dining room are pretty large compared to the space offered in Quarters Nueces. The kitchen is fully equipped with all appliances necessary. There is also a washer/dryer unit in each apartment and many additional closets which offer ample storage space. As for cost, for a 3 – 2, my roommates and I paid $ 725 each, which is a steal for West Campus considering you get your own room plus a parking spot in the garage below. However, I believe this rent has increased recently. LOCATION As I mentioned earlier, the location is AMAZING! You can’t beat it. It’s in the middle of West Campus, which makes it a super easy walk to a friend’s apartment, the tower, or my favorite — PLUCKERS! From my apartment, it took me about 8 minutes or less to get to the business school and about 10 minutes to the UTC, or PCL. It’s a super convenient location for any student at UT. However, more importantly, to entice the foodie in you, there are so many restaurants and cafés nearby to satisfy your craving for early morning breakfast tacos or late night munchies. You’re a 3-minute walk away from Pluckers, Fricano’s, Caffe Medici, and even better, only a 5-minute walk away from Rancho Rio Eatery, with about 10 food trailers to suit your fancy. Also, there’s a local convenience store and liquor store about 3 minutes away as well for all those nights you say you’re going to stay in and study but end up going to The Library on 6th instead. The location obviously doesn’t get better than this. MANAGEMENT/MAINTENANCE First, I’ll start off with Sam Massaed. Sam is in charge of leasing out the units of the apartment building and he is extremely nice. He’s very thorough in his work and always makes the leasing/renewing process extremely simple and easy. If you’re interested in the apartments, Sam is the person to call. However, after you’ve signed all the appropriate documents and are actually living in the apartment, Brad Zucker is the property manager and is your point of contact from this point on. Unfortunately, Brad is the opposite of Sam — he’s unprofessional, hard to get in touch with, doesn’t necessarily answer all of your phone calls or emails. Especially during the move-out process, Brad was extremely unhelpful and didn’t respond to a lot of my phone calls or emails. Thankfully I didn’t have to deal with him much, but the times I did were not pleasant. Jorge is in charge of the maintenance and is seriously my savior! He literally is the most attentive maintenance person I have ever encountered and fulfills all requests extremely quickly and appropriately. He’s helped me fix everything from the smallest things in the apartment to larger items, from a broken light bulb to a busted microwave. He’s extremely easy to contact via text and phone and always responds right away. Requests are usually filled the next working day. All in all, I loved my time at Villa Nueces and I’m sad to leave. It was such a great living experience and I would HIGHLYRECOMMEND it to any student. OMGGUYZ, I can’t believe I maxed out Unilocal’s word count limit!
