We initially worked with John Dunham of Juice Homes about 11 years ago when we purchased some homes in Austin as an investment. Within the last year and a half, we sold three of the homes through John. He has been incredible to work with. John is always honest, responsive, professional and patient. Buying or selling a home is a huge financial and emotional investment and John takes this to heart.
The most amazing, over the top part is that we are out of state and when we were preparing the houses to be sold, John took care of EVERYTHING. He hooked us up with flooring contractors, gardeners, a painter, handyman, someone to stage the place and worked with the HOA (home owners association). He met with the contractors and previous property managers and arranged the timing for everyone to get into the house all while keeping us is in the loop and ensuring that everything met the standards of a very picky HOA. John took care of things that normally would have fallen on us. He made the transaction so smooth and seamless.
We are currently buying a home in California and I am stunned with how difficult it is. After working with John Dunham on the purchases and sales of the Austin homes, I thought to myself «no problem, we’ve been in the real estate market before.» It would be a piece of cake. It’s more like mud pie…

A job opportunity presented itself outside of Austin recently and I was quickly preparing for a relocation. I called John Dunham at Juice Real Estate Co. who assisted me through a successful purchase of my current S Austin home. He was the obvious choice when it came time to sell based on my previous experience. His attention to detail, knowledge of the local market and negotiation skills were important knowing I’d be more hands off and focused on my relocation.
John went to work right away helping me prioritize the last few projects around my house. He organized all the necessary paperwork from disclosures, list of upgrades to energy audit so all the info was ready for buyers and I wasn’t scrambling around last minute. The marketing plan was followed to a T and we received multiple offers the first weekend.
The true value add was John’s time spent overcoming a low appraisal from the buyer’s lender. Some agents might have just encouraged me to lower the price so the buyer’s loan would be approved, noting I was still making over initial asking price. That was never John’s goal and he pushed back to the necessary channels. He combed through the appraisal report, identifying several inaccuracies and debated comparable sales. There probably was a lot more, but the end result I never had to lower my price, the appraisal was corrected to reflect true value and we closed with original agreed upon price. John’s efforts saved me thousands of dollars by looking out for my best interest.
Through the entire process John was calm, professional and proactive so I didn’t have to worry about things.

John is amazing. In November of last year my husband accepted a job across the country, and we had to be in our new city in exactly one month. Crazy! John first helped us wade through the decision to rent or sell our Brentwood home. Once we decided to sell he jumped into action and expertly guided us through the process, laying out a precise timeline of everything that needed to be done before listing, when we would list, etc. This was incredibly helpful!
John connected us with everyone we needed to help us get the house ready to list, and helped keep contractors in line and on time (critical since we had so many other details to worry about). With John’s help we had our house listed less than a month after meeting with him and we had 3 offers in hand within 48 hours of our house listing! He was expert at managing the offer negotiation and closing process while we were 2000+ miles away.
We could not have done this whirlwind of a move without John’s real estate savvy and calm approach to our crazy timeline. He was definitely a source of sanity during an insane time. I HIGHLY recommend John to help you sell your home. You will not be disappointed.

Everyone’s always complaining about how long and difficult the house buying process is, especially in Austin. That’s because they made one huge mistake: not using John Dunham as their realtor.
My fiancé and I just bought a house and John’s knowledge was absolutely invaluable! He walked us through the whole process beforehand, recommended inspectors and mortgage lenders, and was very responsive to our questions. He lives in Brentwood and knows the area like the back of his hand. With his help, we ended up finding a great house within a few weeks of active searching.

I’ve never reviewed on Unilocal before, but after working with John for over a year to find a house, I had to create an account to give him a great review. Here’s why:
1) He’s not pushy or salesman-​y. My boyfriend and I are first-​time homebuyers, so we didn’t always know what to look for when viewing a house. John could have taken advantage of that – but instead, he always pointed out the things to be cautious of or look out for. While I was admiring the hardwood floors or a nice backyard, he would be scoping out the foundation and age of the A/​C unit. I really felt like he had my best interest at heart and trusted him 100% not to push us in to something that we would regret later on.
2) He’s super responsive and focused. We always felt like we were John’s only clients although I know that he’s a super busy guy. He’d respond quickly to our emails/​texts, follow up on all the little details, and remember to touch base when he hadn’t heard from us for a little while. (Keep in mind that this was happening over the span of 14ish months — that’s a lot of attention!)
3) He’s from Austin, and he’s got connections. It’s fun to work from somebody who grew up in the area, because they know how the neighborhoods are changing and they know a lot of people in the real estate business. John has tons of insider knowledge – he referred us to our mortgage lender, knew the seller’s realtor for the house we ended up buying (which is invaluable in this market!), set up our inspection with a really down to earth inspector who taught us a lot about our house, and has referred us to several other professionals who have helped us with replacing locks, etc. Every single referral has done such a great job that I don’t even bother to look them up on Unilocal anymore — I just know if John referred them, they’ll be fantastic.
4) He’s just fun to be around! Just go and meet him. After about a minute, you’ll understand. Working with John doesn’t feel like work, it feels like getting to go check out some houses with a buddy, who happens to know a TON about real estate!
Obviously, I can’t say enough good things. I would recommended John to anybody who’s looking at real estate in Austin!

As a first time homebuyer — I had TONS of questions and was quite anxious about the whole process. John was extremely patient and very knowledgeable — happy to walk me through any/​all questions I had and very thorough in explaining everything to me.
With the Austin home market being as hot as it is — John was always quick to react and respond, knowing timing was everything. He always proved to have my best interests at heart — being open and honest with me about things I may or may not like about a particular property, or things to consider.
