Incredibly unresponsive. The property manager and/​or assistant are rarely in the office and do not respond to messages.

Granite has been great. Our manager Evan always goes above and beyond. He usually stops by to make sure any concern/​request I’ve had has been taken care of to my satisfaction. And since our space was just remodeled we’ve had lots of requests!

I have lived in a Granite Properties managed community for 8 years. Everyone loves to hate on property management companies but my experience with Granite managing my condo building, Posada del Rey, has been exceptional. Lisa Bowers, our manager, always returns phone calls and emails promptly (even for small things). Their on-​site maintenance crew does an excellent job keeping the property clean, and they have friendly office staff. Management companies rarely get positive feedback, but Granite does a solid job. All these other reviews just «complain» about standard apartment leasing (which I cannot speak to as my interaction is as a homeowner).

I wish they would have offered to do a final walk-​through with us, prior to move-​out, to point out things that we could clean better. Instead they used my whole deposit and sent a bill for another $ 600 something to cover their inflated labor rates. Gougers. We never paid our rent late.

Like Michelle before me. I was there two years I paid on time and even ahead of time. And I get this non-​renewal in the mail. Rental properties can get away with this unless they are tax credit properties. They do not have to explain or give a reason. Tax Credit properties are rental properties that get credit for renting to renters who are getting help with their rent from the government. I feel totally blind sighted by this. Why hasn’t there been education about this practice. I felt as long as I paid my rent on time I had squatter’s rights. Anyway, I think at least maybe on Unilocal and the Better Business Bureau there will be some education. It is like pulling teeth to get Austin Tenants ’ Council to respond to renters who have problems. And now I have to look for another apartment. It is a major pain. So what do I have to keep my stuff in boxes and be prepared to look somewhere every 2 years. I am not sure that any other rental properties is anymore humane. The laws need to be changed. There should be some transparency. This is not buying jewelry or even a PC this is having a roof over your head. And Austin already has homeless population they can not be proud of. Where is the morality? What happened to doing business in «Good Faith?» One more thing I found their apartment hard to keep clean and their carpet was light gray where everything would show up. I spent two years trying to clean it but it did no good. So, I ended having being fined for that. Why couldn’t they have a darker carpet that would not show spots as much. Their apartments are very hard to keep clean. Granite Properties is a cut throat rent property. I might add that this is the first time I have ever had to pay to replace a carpet or anything. I would have blown it off except I was afraid that they would ruin my credit. I guess I got off lucky they bill another tenant $ 600. I only had to pay $ 260 plus $ 250 for my security deposit They are a cold rental property. I guess I was supposed to live there without living there. I think btw they charged me for a new carpet instead of the depreciated value of a three year carpet. I would advise anyone if you think that there is going to be charge for cleaning when you moved out pay a maid or cleaning company. I would rather they have my money than a greedy rental company. And finally I think that non-​renewal of leases is the way rental companies get around going to the expense of evicting someone. And the 3 times rent in income is another way. Do not rent from Granite properties unfortunately it is landlord or owner’s market not the renters. I might add that I also think they want renters out of there sooner so they charged them to renovate the place. If you are there around 6 or 8 years they can not expect everything to be in tip top shape. And they can not expect someone to pay for new carpets, painting and etc. I got a response today from BBB and they stated that Granite Properties refuse to answer my question about whether they were charging me for a new carpet or the depreciated value of a carpet. They are being written up as non-​responsive. And I hope that they no longer have the A+ rating they were incorrectly given. BBB has now given Granite Property a D rating.
I did take them to court and got around a hundred dollars back I still was out around $ 410. They got me for the labor of putting the carpet in. But, at least they had to pay my court costs. I would not recommend anyone using them. I wish also that I had paid someone to clean. I would rather pay some maid service than then. I think that they mainly rent commercial anyway. But, wouldn’t advise anyone to use them unless you want to spend all your time cleaning their apartments. I think the judge was partial to them also. But, I did get something back

A nightmare. Continuing raised rent, questionable business ethics and they surely will fight you on fixing anything, even essentials. Greedy and shady — they will have you looking up your tenant rights. Stay away from anything managed by Granite Properties of Texas.

Why are you terminating Sagra’s lease, Granite Properties??? Please do the right thing and let them stay.

They’re closing down one of the best restaurants in Austin (Sagra) by refusing to renew their lease. All because Sagra built a removable patio, which GP OK’d in advance before Sagra built it…
Why move in to one of their properties when it’s clear they have no interest in maintaining long-​term relationships with their customers, even when their customers are good tenants?

I signed a one year lease, 16 January 12. Monthly rental payments were never late.
07 August 12, notice was received that the Lease would be terminated by Granite Properties on the date of expiration, 31 December 12.
I requested an explanation. The response: ‘We have chosen not to renew this lease and are under no legal obligation to give a reason, just the same as you may terminate the lease without letting us know why’.
WTF??? 145 days, [approximately 40% of the lease term remain], and Granite Properties has decided not to renew my lease !!!
The hassle, expense and aggravation of moving are extraordinary. 4.5+ months remain on my lease — during which time I will be re-​packing, attempting to find a new home and ‘living as a homeless person’, while paying $ 975.00 per month — + $ 70.00 per month water + electricity.

Granite properties is an OK landlord. My experience was that when things broke, they would generally fix them, but often they had to be asked two or three times to do it. Their staff is quite disorganized and often makes errors. On the upside, they returned my entire deposit (although I had to correct an accounting error to get it all back)
