I moved to Atlanta 11⁄2015 and location was paramount to my housing preference. Within those parameters, I was happy to get a spot at Walton Riverwood. It is pricey, but that has mostly to do with the desirable location. I’m about a mile from work, and have NOCOMMUTE, so for me the benefit of not sitting in ATL traffic every day was worth the extra rent. NOTESONPROPERTY: Management has been responsive to any issues I’ve had since move in, I like the parking garage convenience, the fixtures and finishing items in my unit are new and well-made, but I wouldn’t say luxurious, although I do like the marble countertops. Carpet, trim, cabinets, appliances are standard grade, but new! I have a 5th floor unit with great view of skylines of downtown and Buckhead. Probably my favorite feature! Like the high ceilings too. It is apartment living. You hear your neighbors and noise sometime, but I have not experienced anything out of line yet!

I will start by saying that I think that the office staff are top notch. They are super helpful and nice. They were a large part of the reason we chose Walton Riverwood. We saw this great, new apartment complex with stellar staff and great amenities. However, when we moved in we realized many things that were not obvious to us in the tour. We hear every step our upstairs neighbors take. I know what time they get up in the morning(they wake us up every morning) and what time they go to sleep at night based on when their footsteps are moving upstairs. Their child plays the electric piano, I know this because on a regular basis we get to hear them practice. It’s almost like they are in our living room. And it isn’t just the upstairs neighbors, all of the walls are thin and you can hear everything. It makes a good nights sleep difficult, honestly. When we moved in, I thought this was going to be the nicest apartment I had ever lived in. I’ve lived in a range of apartments, but nothing this new! However, this is the most uncomfortable apartment I have lived in because of the excessive noise. I think if we were to do it over again, we would have chosen another apartment complex– possibly one that is condo grade to ensure some privacy between floors. The appliances are nice, but nothing spectacular. The vent hood above our oven barely turns on. You can barely even hear it! I’m not sure it’s helpful when cooking at all. It’s nice to have stainless steel, granite counter tops, and hardwoods. I think if the noise weren’t an issue, I would recommend this property as a nice, new, place to live with helpful staff. But the noise issue just makes me want to tolerate this place until our lease runs out.

Security is the main concern here. The apartments and the property are great but the amount of break-ins and vandalism that has occurred with little reaction from the management company is unacceptable. There is parking in the front of the complex in the last several months, multiple cars have been broken into in the middle of the night. This complex only has cameras inside of the garage and even then there are only cameras in the visitor section and by both gates. The gates are broken often, meaning anyone could enter the«secured» garage. Therefore it will only be a matter of time before the vandalism escalates within the garage. In addition to the car break-ins, there have been multiple break-ins to the apartments during the day. The management responded by hiring daytime security to walk around the complex. However, there are no cameras inside the halls or by access gates. Security is needed at this complex 24⁄7 in order to feel safe and secure. Until that happens, I wouldn’t recommenced this apartment complex to anyone.

My wife and I have lived here since May of 2014. Even though it’s over-priced, we like our one bedroom apartment. Our complaint is with the management. When we signed our lease, we were promised a gift, a ceiling fan, to be installed in our apartment. It’s been four months and we still hadn’t received it. After repeatably asking«where it was, we just got the same reply, «we’re next on the list». So today, my wife once again asked for the fan. After five hours, my wife get’s a knock on the door, and because she was busy, she didn’t answer. The maintenance person then proceeded to unlock the door and enter the apartment to deliver the fan. Not to install it as promised, mind you. This is unacceptable. There was no maintenance emergency. No prior notice, nothing… There are many other security issues here. Magnetic doors left open, car-garage gates broken for extended periods, etc. So all in all, I would not recommend this place to anyone who wants security and privacy.

Update to last review: I am still standing by my great review of this place. However, I must inform the potential renters of the drastic price increase I just received on my renewal letter of 10%. Beware that your rent may increase in the second year by a whopping 10%!!! I will stay for another year, but I can’t take another increase like that for next year… I’m going to have to take offa star just for that.

I have been living at Walton since the end of August and I can honestly say that experience has gone down hill as time has passed. Don’t get me wrong the amenities are nice-when they work or are accessible(GYM closes at 11pm!!!) — but outside of that everything else is sub-par at best. First, the management team here, although nice, does a poor job communicating with residence about issues or concerns. For example, for the past 3MONTHS we have had this issue with the fire alarm going off intermittently either throughout the day or night for no apparent reason — once it was due to a broken sprinkler, outside of that no real reason. Residents have been stuck in the cold multiple for 30 – 40 minutes until the fire department figures out how to turn off the alarm, and this happen at 2 – 3 times any given night or day. Not until recently did Walton address this issue to residents with an email explaining the issues(non of which were acceptable) and a credit of $ 40.00(what a joke); WHEREWASTHISCOMMUNICATION2MONTHSAGO!!! Secondly, the apartment themselves are overrated. At first your blow away by the wood(Cermic) and Granite counter tops. However, the walls are paper thin, I can here everything my neighbors are saying, and the fixtures throughout the apartment are pretty cheap. Also, for being brand new they are not very energy efficient. I lose a lot heat/cool air b/c of the poor craftsmen ship– I am a contractor so I know poor craftsmanship when I see it. Lastly, the gym and lodge. I can’t say anything negative about the actual amenities themselves because they are quite amazing. They are one the main selling points for wanting to live at Walton Riverwood, however, they shut down way too early-11pm! For someone who at times is stuck at work late and I wants/needs to work out that option is not available– at least make it midnight! Overall, I can honestly say that the rent $$$$ is not worth the experience at Walton Riverwood. I moved into Walton Riverwood at the beginning of September and I have to say after some time the community is not as expected when first moving end. Pros: Nice Finishes, Valet Trash, Nicely Appointed Amenities Cons: Noise, Elevators, Amenity Restrictions, Rework in apartments, Security Gates, Construction The units have a nice design and finishes; however, that’s about it. The appliances are mediocre, they provide the bare essential. You can hear everything that happens in this community,(construction, landscaping, neighbors etc.). The walls between the floors don’t block any noise. I constantly hear the thuds of upstairs neighbor walking through their unit. Not that the unit is supposed to be sound proof, or insulated by concrete, but it especially annoying between 1am and 6 am. Worse than any community that I have lived in. I constantly hear my neighbors as they walk and talk through the hallways because they echo everything; especially their front doors that slamming(quite startling to say the least). The elevators never are working, or available for use by residents, throughout the day. It’s annoying when you have to drive down the parking structure to use the gym or to get your mail. It hasn’t been available at least 20 times, within over the 2 months that I have been here. Before moving here, UNDERSTAND, the amenities have restrictions. So don’t think you can reserve the conference room or use the gym late or very early. There is nowhere in the community where you can have more than 2 people on the property. There are NO call boxes for the security parking gates. So that means you have to come down to let your guest park on your floor. There is one call box on the building; however, with the elevators not working, your guest will go through a maze to locate a stairwell, and then finding your unit. There is also scarce space for parking on the 1st floor as well, which means as more people start moving in, you have to come down to let your guest park period. Save yourself this headache, don’t move here.

My husband and I moved here towards the end of September. We are definitely loving the amenities(grab and go breakfast, Monday night fitness classes, small library, valet trash — it does cost $ 25, but still nice to have, 24⁄7 security guard that actually walks around the premise — we know this since we have seen him late at night, great chairs and benches everywhere to sit and relax, fire pit). The community always looks beautiful and the landscaping is spectacular. They definitely want to keep everything consistent(which I appreciate!) and gave everyone mats for our doors. It also looks like the apartments on the bottom floors with a walk-in doorstep also have flowerpots from the apartments since they all look so pretty and similar. We love our floor plan(A5). At first, I wasn’t a big fan of the bedroom since it can only fit a queen size bed, but who hangs out in their bedroom anyways? The living room and kitchen definitely sold me and I’m loving how spacious it is. We are on the top floor so we have the 10 foot ceilings. It definitely makes our apartment feel more open. We also get a lot of natural sunlight from the windows which I love. We overlook the pool. Right now since the other wing isn’t complete, it’s quiet so I’m not sure what it will be like when this community is fully occupied, but since we are on the top floor, I don’t think it will be an issue. Judi Thomas helped us when we were looking at apartments and she was super, super helpful. She showed us so many units and was so patient and answered all our questions with a smile. I have yet to have a problem with management. So far, they are very good and communicates the things that we need to know. There was one minor issue with our mailbox. Our name and apartment number wasn’t labeled and we weren’t getting our mail. I finally asked and it was resolved very promptly the same day which was very nice! Great community overall and I just love calling this place home!

Highly recommend. Looked at several properties within a 5 mile radius but could not find one better. Excellent Location. Been here since it opened. Lived at a Buckhead property that had construction finishing up a couple years ago. Construction staff is almost invisible and have been more than polite and helpful. Staff is friendly and attentive. The pool and fitness center are as good as any club in the area. Well done on the fitness center. My mid floor apartment has a great view looking toward downtown. The place is clean. Don’t have a dog so I can’t speak much about a dog park, but across the driveway they have grassed acre plot of land that residence are using as a play field. I guess until the retail center is built.
