Viera Briarcliff

I’ve lived here three years and there have been several management changes. Overall I have been fairly satisfied, but I understand the other reviewer’s frustrations with some issues like the dogs off leash. My major bone of contention is the horrible dumpster situation. Since they relocated the community dumpster over a year ago, it is constantly overflowing. For some reason the chute gets jammed easily and is clearly unsatisfactory for a complex of this size. This is a health hazard! Plus I’ve seen dumpster divers going through people’s paper trash so there is a potential for identity theft. I’ll try to post a picture.

Do NOT move here. The list of reasons is quite lengthy, but I will do my best to hit the main issues.
Most importantly, the management rotates through that office like strippers getting booked at Clermont Lounge. They are consistently inconsistent, they do not act quickly on basic issues, nor do they follow through with requests. We had to break our lease at Viera Briarcliff before the regularly scheduled date because of the aggressive dogs (which run off-​leash) in the neighborhood. With many neighbors mindlessly letting their dogs run around off-​leash, it creates an unsafe living environment as well as a messy landscape. You should not have to worry when it is safe to walk outside your own residence, but when you hear dog fights outside on a regular basis, it’s time to get the law involved. Management doesn’t even bat an eyelash. We have had off-​leash dogs aggressively approach us (humans) as well as our leashed, under-​control dog. Now that we are forced to leave Viera Briarcliff because of the dangerous living situation, management (including the corporate office) are unwilling to fix the situation and forcing us to pay a fee, even after multiple residents requesting for safety issues to be resolved!
We have experienced three water main breaks in the short time we have lived at Viera Briarcliff, where the community’s water supply was cut off completely. Our bathroom ceiling collapsed because of a leaky pipe. Our neighbors above had a water leak, which came through our bathroom and hallway ceiling (maintenance refused to treat this incident for mold). Our refrigerator leaks on a daily basis and after many maintenance requests, a solution is still not near. Basically, expect any maintenance issue to be inexperienced and cheaply handled. Oh, there is black soot coming out of all your vent? They’ll simply spray paint the area and not search for the root cause. Your air duct system is not efficiently sealed? They’ll wrap it up with duct tape. Air filters rarely changed and if so, are simply laid in front of the intake vent. We hear every step of the neighbors above. The gates at the entrance are pointless: 3 – 5 cars will tailgate you into the neighborhood. Even better, cars will sit at the guest gate and cut you off at the resident gate. The gym is always hot and humid. Trash builds up at the dumpster like a landfill. YOU WILL NOT HAVE CELL PHONE SERVICE in this entire community!
Please do not let management trick you into thinking this is a happy, safe, and clean community. Look elsewhere, even if you have to pay a little more. We find it absurd that we have to pay a fee to leave such an unsafe environment.

Thank God they got rid of JMG realty as their management company. The new company took over and instantly packages were being delivered again, garbage wasn’t piled up at the dumpster, the manager and team REALLY listened and is trying to undo all the harm the previous management company did. The complex is great, the people care, and they have beautiful grounds.
