I’ve lived there for 10 years — never thought I’d stay that long but it’s been a great area and I’ve grown to like our building more and more. It’s rather«un-Buckhead», as it’s an older building with some character, solidly made of real brick rather than modern glass. In my 10 years, I’ve never lost power, so it’s pretty solid! I can walk to multiple coffee shops and cafes, 2 grocery stores, and all the new fancy Buckhead restaurants and shops(I still usually end up at Fellini’s or La Fonda). Our condo really gave us an urban feel while still having the woodsy Georgia setting(it’s actually on 5 acres and there’s garden plots if you’re into that). The office management has always been nice to me — they sent up a guy to help with plumbing once, but I really haven’t had to deal much with them. The downfalls of this building are the utilities. They are all covered in the HOA(which is awesome — don’t worry about leaving the lights on!), but due to old plumbing or something, you have to stick with a shared laundry room in the basement. Also, as someone mentioned, it’s a central AC/Heat thing for the whole building, which I didn’t find an issue but could be for others. And it is an older building, with many older folks who have lived there a long time.. . so dont expect shiny and new, but do expect people who really care about where they live. Basically, I think it’s a great urban setting with plenty to walk to, without too much hustle and bustle and plenty of greenery. If you like older buildings with a touch of character, then come on over!

It’s a mostly quiet place to live, but if you are not a board member don’t expect anyone to ever seem take you seriously. The older crowd watches everything in the building like a hawk(which can have its benefits) but as a result every little petty thing under the sun gets complained about and they frequently target renters or any of the younger crowd and do not make them feel welcome at all. I have lived here over a year and chose the location BECAUSE it was quiet and I wanted to get away from the party/college campus feeling apartments and still feel like I’m being watched under a microscope at times. The air conditioning in the building is by far the biggest complaint. It’s all central so the whole building is either switched on to AC or heat at once and they seem to get spooked any time it gets slightly chilly a day or two and turn the AC off, and I think pulling teeth would honestly be easier than trying to reason with them to switch it back on. My unit was heated up to temps well into the 80s for long stretches of time in the spring(they didn’t switch the AC on until late APRIL. In ATLANTA), and it seems like it’s already gearing up for another long, sweaty fall considering highs are projected to be in the 80s but the AC is already off! I could never get a straight answer for anyone no matter how many times I complained about it or asked how they decide since it seems to be arbitrary so prepare to live in a total sweat lodge at least 2 – 3 months out of the year with no sympathy or explanation. The facilities are pretty old but generally well maintained, and the maintenance staff are all awesome. The location is also pretty nice, but you will hear trucks beeping and unloading from the Publix next door at all hours of the day.

A pretty nice place to live, if you truly want to be in the heart of Atlanta. I personally would not be able to live here b/c of the overall«old» smell. But on the contrary, I’ve seen some awesomely renovated units(although I’m sure they cost tens of thousands of dollars to modernize). Location: Buckhead… Year Built: 1959… Price Range: Middle(150k-200k)
