Love this place! Small community, perfect location and the apartments are gorgeous.

Its ok. They got the location advantage of being near MARTA.
None of this is personal against the management or owners, because I really believe I had an outlier bad experience (I hope).
But, it seems this place is a lot of little problems. I have had more little problems here than 10 years in renting combined. I should have seen the bad omen when on the day I moved in, they were pressure washing my building.
The Little things:
1. Raccoons in the walls.
2. About 5 total days in less than a year without water (two of those days were without heat b/​c the heat needs water and it was winter).
3. They put notices on doors for neighbors to rat each other out about Valet Trash violations. I had my trash out at the wrong time for 15 minutes (and took it back in). The next day I had a notice, an email with a pic from a random neighbor. Lets just say it made me distrust all my neighbors.
4. The pedestrian gate went out and they haven’t fixed it as of now (going on two weeks!) So basically you have to wait for a car to come in before you can get in if you go for a walk.
5. The appliances in my apartment stunk. My fridge kept leaking and yeah, they would fix it no problem but it would leak again in a month, usually ruining some food in the process. The disposal kept breaking and every time they’d fix it they’d leave a note saying I didn’t use it properly. I’ve had disposals at three other places and never had one break. I move here and it breaks every month or so.
6. They hired these guys to paint the building and I swear they painted it three times. My door was freshly painted like every other day during that time.
Some things you should know that aren’t their fault:
a. There is a major highway right behind the place and if you rent a place in the back part of the complex you will have to get background noise to sleep. Forget going out on your porch because its loud. I knew this and did not care too much, but you should know.
b. Traffic is especially frustrating here because of the two lights further up the road that sorely need to be replaced. From 4 – 7, do not go out driving. This place is really best for people who take the MARTA (which is .6 miles away, walking distance).
c. They give you 3 days to pay rent, from the 1^st — 3^rd. Every other place I’ve lived before was 1^st — 5^th. On a three day weekend this can make forgetting one day costly because remembering the next won’t help!
d. The apartments are a little bit lower than the surrounding apartments. They want to fix this and before I left, raised rents like 10%. I guess they had to pay for all those water leaks and to remove all those animals in walls.
