I have lived at the Art Foundry for several years. This is one of the best condominiums in the area. From the location to its amenities(pool, spa, fitness center, tanning beds, clubhouse, etc.), you can’t ask for much more. It is always clean, the grounds are always top notch and the staff is extremely helpful. Yes, visitor parking is limited(as mentioned in some of the reviews), but you are living in the heart of a major city. There is plenty of street parking if the visitor spots in the deck are full. The great thing about living here is that it is majority owners who care about the property and their investment. The property has a rental cap, so that only a certain percent of the units can be rentals.

While it wasn’t always the case, since January 2013 the Art Foundry is under an excellent management team and has made fantastic strides toward making the community a première place to live and own in Atlantic Station. A gated community with a large pool, exceptionally nice Fitness Center, large community clubhouse and a location that has shopping, restaurants and entertainment within a very short walk, this place is poised to be «the» place to live in Atlantic Station.

This place is total crap for a few reasons: 1. The Staff is really really rude and is way more interested in being lazy and covering their rear ends than helping you out. 2. If you’re going to get visitors, the people walking the lots to check for illegal parking cars are blind as bats and probably just as stupid. They will have your car towed even if the visitor pass if visible. Enjoy getting your car back from their favorite towing place. The HOA will NOT refund your 125+ dollars you’ll have to pay. 3. Just avoid this place. It’s run by very unprofessional people and there are MUCH better options.

Pros: — Location — Slightly classier residents than the condos and apartments across the street(Icon, Park District, Element) Cons: — Price: For the amount of money you are going pay(especially considering the HOA dues) you can get a newer unit in one of the high rises nearby — Resident Parking: Resident parking is poor. You are lucky if you get a spot assigned on the same floor as your unit which is extremely inconvenient when bringing in groceries. — Visitor Parking: Visitor parking is horrible, there are about 10 – 15 visitor spaces for a 340+ unit building and they are all located on the roof of the parking deck. They will tow your car in a heartbeat. — Staff: Staff is extremely unprofessional(rude, unaccommodating, etc.) and gossips about the residents — Smelly Trash: Trash often piles up and if you have a parking spot near the trash your car will pick up the smell of the trash in the summer. — Thin Walls: The walls are pretty thin so you can often hear your neighbors TV and conversations
