Well what can I say? If you are looking for a true New Jersey locals place with amazing food you have just entered restaurant nirvana!!! This has been my go to Sunday Breakfast happy place for at least more than two decades. Once you have found The Sunset Landing you are home:-D The food is wonderful ! Hawaiian French Toast heaped with coconut. Bacon that melts on your tongue. The friendly atmosphere supplied by Dona &Rob the owners and chefs extraordinaire will restore your faith in humanity. All I can say is try this place!!!

This place is the worst. When they started construction on the Sunset Ave bridge I actually thought to myself…“good, maybe it will go out of business.” But then I realized that wasn’t very nice… so I amended my request to «good, maybe the owners will sell.» Went for b’fast one spring weekend and asked to be seated outside… and were told the patio wasn’t ready yet. We laughed b/c we were literally the only ones in the place… and we said we didn’t mind waiting while it got turned over or set up b/c it was such a beautiful day. We were quickly reprimanded by the female owner. We only later found out that it was owner b/c the teenage girl that took our order told us that my wife couldn’t have the«vegetable omelet without mushrooms» b/c the owner(slowly gestures with her eyes to the woman who reprimanded us) «would totally freak out.» Again… we laughed b/c surely this was a joke… but no dice. Upon our request, the kid went over and asked the woman to accommodate this request… and we watched the woman(sitting at counter, reading a book) deny the kid. WTF? So…we ordered something sans-mushrooms and ended up overpaying for a sub-par b’fast. On our way out… we witnessed another party(only the second of the morning, counting us) get reprimanded for having the gaul of sitting outside on a 60+ degree spring morning. TLDR: Owner sucks. Service sucks. Food is over-priced. And the only redeeming quality of the place is the deck that overlooks the lake… and it’s hit or miss if you are even allowed to set foot on it.

Went in for breakfast, alone. On my way in I grabbed a local paper(that is free at every other restaurant in town literally) … Waitress took my order and I started with some coffee. As I started to read the paper a man in a baseball cap stormed up to me «you know that paper is NOT free you have to pay for that paper!!» I was stunned because he said it so loudly — like I had stolen a paper! Everyone in the restaurant looked at me — I was so embarrassed. I told him that I got it from the bin on my way in and I thought they were free — I started to say«let me pay for it» but then he threw me even more shade and screamed at me more. He walked away and then the food came out. I wasn’t hungry at this point — I asked for the check tipped the waitress and walked up to the register. A woman who I was told was the owner stood and stared at me as I explained what happened. I was expecting something — anything in the way of an apology(I would have even met her half way and owned that although this paper was FREE everywhere else it seemed this dump was too cheap to carry it for free) but after a few weird contortions of her face she just stood there and stared at me. I paid for my untouched food and paid her the 50 cents for the paper and left. Never to return ! I have a weekend house two blocks away that is filled w friends from out of town pretty much all year round on weekends. We spend a lot of $ in town … But not at this place! Frank’s is the way to go anywhere near sunset … We love it there. They know how to treat customers– and they don’t charge for comp local newspapers lol! Since this incident I have heard from MANY locals that they have experienced similar things at this«restaurant». What a shame. If you don’t enjoy serving the public correctly why even be in the service industry ?! Based on your skill sets you might look into something else.

A unique breakfast place, with a view. Lovely and inventive menu. Think Surf Diner. The staff is wonderful, the food is cooked to order, so you can just relax and chat with your friends while waiting. It reminds me of being in Hawaii, with that laid back Aloha feeling. As someone mentioned, the bridge from Ocean is out, so you need to go around through Interlaken or Asbury Ave, and wind you way back. It’s worth the trip!

Now I remember why we said we wouldn’t go back the 1st time. So unhappy with this breakfast nook. They are not accommodating on any menu item. You have to order exactly what’s on the menu. I can’t ask for any modifications. It’s either take it or leave it. We literally sat down ordered a coffee and orange juice paid and couldn’t get out fast enough to go to a restaurant that could accommodate our basic needs of nourishment. I really don’t write reviews but this place needs to have some concern about the customers dietary needs. Oh and rude!

A terrific spot for breakfast or lunch. If the weather is nice, definitely sit outside by the lake. Service is wonderful and the food is tasty. The bridge is currently out so you must get there on the Asbury side of Sunset. They do not take credit cards though so come with cash unless you want to use the ATM conveniently located inside the place.

I visit this place every time I come to Asbury! The food is delicious and the view is even better! Top notch ‘diner style’ breakfast with the family feel. Love this place.

There are so many great things about this place that I really want to give a better review. I love the décor. It’s an incredibly cool little spot which kind of has a hidden away feel, and the food pretty good for the area. Pretty good coffee, and I love the crab & jack cheese omelette! The down side is, you get the feeling that the folks who run the place are just too burnt out on running the spot. One day you go there and everyone is heart and flowers. The next time you go there, it’s rude city! You get the feeling that the service is contingent upon how well there are getting along on that day… seriously! I wish they would let someone else run the place, or maybe go on a long vacation and come back with a more professional approach. Having said all that, I still really love this place! There is just so much potential here!
