i have used Sandra’s services three times now, I’ve detailed them below so you can get a sense of her services from both purchase and sale point of view. PURCHASE MAY 2015. Purchased our future home of residence in Valley Ridge. I will make this one short as I hope folks get the point below. She helped us negotiate way below asking and we ended up getting our dream home — the home we will raise our kids in, which would not have been possible without Sandra’s negotiation skills, keen eye on some home issues, and very good contacts she had for home inspection etc. Just the best agent I could ask for.
SALE NOV 2014. Based on my last great experience with Sandra I decided to use her services again to be the seller for one of our properties.
This experience was a nail biter with these oil prices but she did not let us compromise on the true value of the property. We got our break-​even price! In this tough market where the rock bottom oil prices were spawning fear everywhere in news articles, we did not lose on the house!
We had some offensively low offers from people trying to take advantage of the market perceptions, but she gave us great advice and we stood firm and did not lose money. We also took her advice on some improvements we weren’t sure we should do, and she was right about that too, despite outside opinions.
Sandra really knows her business, knows the Calgary market, knows every neighbourhood, and wow she is detailed. Highly acute sense for strategy with the other side — and not just during the offer/​counter offer process — we were almost bullied into dropping our price again after the inspection revealed a very minor detail, and she saved us from paying in the thousands with her negotiation skills and desire to protect us as her clients. She pointed out so many things we never thought of along the way, what were their thoughts and their possible strategies, what the consequences of our actions might be… she even caught discrepancies made by others in the documents that could have cost us more time and money to fix had it ended up with the lawyer or broker — so this saved us as well thanks to her going through the contracts with a fine tooth comb.
We were thoroughly impressed with her every step of the way and appreciated how prepared she was, how knowledgable she was, and how adept she is at negotiation. She kept us fully in the loop as well — she really worked hard for us.
All her advice was bang on, I still can’t believe we got the price we did with oil prices below 50.
My husband and I can’t recommend her enough and we trust her completely with this huge ticket item, the most important investment we will ever make. Working with Sandra was a very pleasant experience and we felt completely take care of, like having a first rate lawyer in our corner — that was the level of expertise we had in her. Just fantastic.
DEC 2012 PURCHASE. Sandra is detailed, thorough, and I know she was on my side from start to finish when she acted as my purchasing agent for my Southwest property.
I can’t say enough about Sandra’s absolute perfectionism. She knows the real estate process inside and out: she asked questions I would have never thought of, she included items in my contract to protect me from any potential changes, she covered every detail of the transaction. And she explained everything to me so it was logical and made sense, from the process to her suggestions. I wasn’t in the dark about anything and I had no doubt she was working hard behind the scenes, because she would let me know what was happening.
She knew how to strike a balance between taking my instruction and listening to my needs with giving me her expert opinion and making recommendations. She is a kind, classy and conscientious woman.
She definitely came prepared. Finally, I was very happy with the price we negotiated.
I am using her services again for another real estate transaction.

I wrote a long review of this realtor but felt it was overly verbose. In summary, this was my first home purchase and to be honest I found interacting with Ms. Brask to be the most stressful part of the process. However, I learned a lot about what to look for in a realtor and I’ll be well-​prepared to find a great one if I ever decide to move.
